Country Corner Estates is a standard single-family home subdivision in Tarrant County, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions that run with the land. The rules bind all lot owners and prospective buyers. This is a full rulebook for the community.
- Use restrictions: Lots are for private single-family residence only. No trade or business is allowed, nor any activity that becomes a nuisance. No garage or outbuilding may be used as a residence except for servants. No window air conditioning units. No clotheslines or outdoor drying. No livestock, poultry, or commercial breeding; only ordinary household pets are permitted, with a limit of three fully grown animals per lot.
- Building standards: Minimum main dwelling size is 1,900 square feet; for two-story or split-level, ground floor must be at least 1,000 square feet. Exterior walls must be 85% brick (or approved variance). Roofs must have a pitch of at least 5/12 and be wood shingles, tile, or composition roofing in earth tones with minimum weight 210 lbs per square and Class C fire rating. No structure over two stories without Architectural Control Committee approval. No garage conversions unless a detached garage (85% masonry) is built first.
- Property maintenance: Grass, weeds, and vegetation must be mowed regularly to maintain a neat appearance. If an owner fails to maintain, the Architectural Control Committee may have work done and charge the owner, creating a lien on the property. No dumping of rubbish or garbage; waste must be kept in sanitary containers.
- Parking & storage: Boats, campers, trailers, and motor homes must be parked behind a privacy fence (rear third of lot) and cannot be seen from the street. Vehicles over 1/2 ton, unlicensed, or nonoperating must be stored in an enclosed garage not visible from the street. No open parking of trailers, campers, or boats on lots or streets. No signs except for sale signs (maximum 24x24 inches). Propane tanks allowed if not visible from front street.
- Architectural review: An Architectural Control Committee must approve all plans, including any alterations. The committee can grant variances in writing. All structures must meet Tarrant County requirements. Driveways must be concrete, paving stone, or brick (no gravel or asphalt). Side and rear building lines set by committee; front building line minimum 75 feet from street.
- Duration & amendment: The covenants run for 20 years from recording (1994) and automatically extend for successive 10-year periods unless amended. During the first 20 years, amendment requires 90% lot owner consent; thereafter, requires 75% consent. Violation enforcement is at owner’s discretion; failure to enforce does not waive future enforcement.
