Rendon Meadows is a single-family residential subdivision in Rendon, Texas, governed by a homeowners' association (HOA). The governing documents set strict construction and design standards, require architectural committee approval, and impose use restrictions on lots. They also explain how the covenants are amended and how long they last.
- Architectural approval & design standards: The Architectural Control Committee (ACC) must approve any new construction, exterior changes, fences, or other structures. - Signs & advertising: Only one sign advertising your property for sale or rent is allowed, and it must be no larger than 5 square feet. No other signs are permitted on lots.
- Property use & prohibited activities: Lots are for single-family residential use only. You cannot conduct noxious or offensive activities, use fireworks, allow oil/mining operations, burn trash, or use your lot as a dumping ground. Garbage must be kept in sanitary containers.
- Duration & amendment: The covenants run for 20 years from the original recording (2005) and automatically renew for successive 10-year periods. Amendments require approval from more than 67% of all lot owners, according to the 2011 amendment.
- Architectural Control Committee election: The 2011 amendment changed the ACC to be elected by owners, with members serving two-year terms. Members can be removed by a 2/3 vote of owners at a properly noticed meeting.
