Bois du Lac is a condominium community in Richardson, TX. These Rules and Regulations supplement the Declaration and Bylaws and apply to all unit owners, residents, guests, and tenants. They cover day-to-day conduct, use of common elements, and appearance standards — but do not address assessments, leasing restrictions, or insurance obligations.
- Pets: Dogs, cats, or other customary household pets weighing 25 pounds or less are allowed, subject to prior board approval (unless grandfathered). A non-refundable $250 pet deposit is required for any new resident moving in after January 1, 2011, who brings a pet. Pets must be leashed outside, waste must be promptly removed, and the owner may be charged for any extra landscaping costs.
- Parking & vehicles: Each unit is assigned a specific parking space (inherited from the previous owner; the Board maintains a list but does not change assignments). Vehicles must display current registration and inspection stickers, be in operating condition, and no repairs are allowed in the parking lot. Open flames (charcoal grills, fire pits, tiki torches) are banned; gas grills are allowed but must be covered when not in use. Pool use is for residents and accompanied guests only; children require an adult present. The pool clubhouse may be reserved with a $150 refundable deposit.
- Alterations & appearance: Exterior alterations (awnings, reflective film, window guards, ventilators, fans, air-conditioning units) are prohibited. Interior window treatments visible from outside must be white only. Signs are limited to professionally produced realtor signs placed outside the common area. No items (including furniture) may be placed in public hallways or stairways, except for size-appropriate outdoor patio furniture and live potted plants next to individual unit doors.
- Noise & conduct: Volume of radios, TVs, musical instruments, etc. must be kept low to avoid disturbing other residents. Roof access is prohibited except for authorized repairs. Trash must be placed only in designated containers; no trash bags or furniture may be left in common elements.
