Willow Falls is a single-family home HOA in Richardson, TX. This document is a partial supplement (a policy on antenna/satellite dish installation) to the full Declaration of Covenants, Conditions and Restrictions. It binds homeowners and residents, setting rules that comply with FCC regulations while protecting the community's appearance and safety.
- Antenna & satellite dish rules: Owners may install antennas for DBS, TV broadcast, or MDS without prior approval if they follow all rules. DBS and MDS dishes over 1 meter in diameter are prohibited without Board approval. Broadcast antennas of any size are allowed if they conform to the policy. Only one antenna per provider is permitted.
- Placement & location: Antennas must be placed inside the dwelling or in the rear of the lot. If that impairs signal quality, they may go in the front flowerbed behind shrubbery, or on the roof as a last resort. They cannot be attached to overhangs, placed in front of windows/doors, or encroach on other lots or common areas.
- Mast height & safety: Masts must be no higher than necessary. Masts extending more than 12 feet above the roofline require prior Board approval with a detailed description; the Board may deny if it poses a safety hazard. Masts must be installed by a licensed contractor, painted to match surroundings, and grounded. They must sustain 60 mph winds and be kept at least 10 feet from power lines.
- Approval requirements: Installations that conform to the policy need no prior approval. Non-conforming installations or those on common property require a Board application and approval. The Board may impose conditions like a maintenance covenant for roof-mounted antennas.
- Maintenance & liability: Owners are responsible for all costs, repairs, and insurance related to their antenna. They must repair or remove detached antennas within 72 hours. The Association may do so at the owner's expense if not done. Owners must hold the Association harmless for any claims.
- What this document doesn't cover: This is a partial policy. It does not cover HOA assessments, leasing rules, pet restrictions, parking, architectural review for other structures, or any other standard HOA covenants found in the full Declaration.
