Bugtussle Addition is a single-family residential subdivision in McLennan County, Texas. These deed restrictions bind all lot owners, setting rules for what you can build, keep on your property, and how you can use your land. There's no homeowners' association; instead, an architectural control committee approves plans.
- Land use & housing types: Only single-family detached homes are allowed. Multi-family residences, mobile homes, modular homes, and manufactured homes are prohibited on all lots.
- Construction & materials: All homes must be new construction. Exterior walls must be metal, masonry, or fiber cement siding with at least 35% brick or stone veneer. Roofs must be composition shingles, metal, or tile.
- Vehicles & storage: Operable vehicles, trucks, travel trailers, boats, and other recreational vehicles must be stored behind the front building setback. No mobile homes or travel trailers may be placed on a lot as a residence.
- Animals: Animals cannot be raised for commercial purposes; swine and poultry are specifically banned for commercial use. An exception allows participants in school stock shows to keep animals temporarily.
- Fencing & yard: Fences cannot exceed six feet in height and barbed wire, barbless wire, or similar materials are prohibited. Net wire, pipe, or wooden rail fencing may be used. Interior fences, dog runs, and garden enclosures require architectural control committee approval.
- Architectural review: No building or alterations can occur without committee approval. The committee will review plans and approve or disapprove; their decision is final.
- Lot subdivision & drainage: No lot may be subdivided into smaller lots. Each property owner is responsible for installing their own driveway approach and culvert, following McLennan County requirements.
