This is a restrictive covenant for a single-family lot (Lot 1) in Paris Estates, not a community-wide HOA rulebook. It binds the owner of Lot 1 and gives enforcement rights to the owner of adjacent Lot 2. The document covers how the property may be used, building limits, a 30-foot easement across the lot, and basic maintenance obligations.
- What you own & build: Only one home is allowed on Lot 1, and it has already been built. No additional homes are permitted, and mobile or manufactured homes are allowed. Outbuildings (barns, shops, sheds, etc.) must be new construction with location, design, and appearance approved by the then-owner of Lot 2.
- Setbacks & fences: No structure or fence may be placed closer than 5 feet from any property line on Lot 1.
- Livestock & use restrictions: No livestock may be kept on Lot 1, and no oil well drilling or oil development operations are allowed.
- Property maintenance: All inoperative or unregistered vehicles and equipment must be kept in order on Lot 1.
- Easement for Lot 2 owner: The owner of Lot 2 has a permanent easement over a 30-foot strip of land on Lot 1, beginning 120 feet from the front boundary along the public roadway and running along the common boundary to the lake. Nothing may be planted or built on this strip that would block the Lot 2 owner's view of the lake.
- Enforcement: The Lot 2 owner (or the Lot 1 owner's heirs, executors, etc.) may sue to stop violations, recover damages, and obtain attorney's fees. If one restriction is invalidated, the others remain in effect.
