This is the House Rules document for the Window Box Condominiums Home Owners Association, a condominium community in Waco, TX. It applies to all unit owners, occupants, and tenants, and outlines the day-to-day behaviors and restrictions needed to live harmoniously in the complex.
- What you own & maintain: Unit owners are responsible for maintaining the interior of their unit, including plumbing fixtures (except water heaters, which the association services), air conditioning systems, and all equipment and appliances. Owners may not make structural modifications that affect sound transmission or building systems.
- Parking & vehicles: Each unit gets two parking spaces: one assigned, covered space and one uncovered space. Vehicles must have current license plates and inspection stickers; no vehicle maintenance in parking areas. Guest parking is only in uncovered spaces.
- Pets: Only dogs, cats, fish, or birds are allowed. No more than two pets per unit. Pets must be on a leash in common areas and are not allowed on decks or patios for elimination. Owners are responsible for cleaning up after pets.
- Leasing & rentals: Owners must occupy their unit for one year before renting, unless given a Board exemption. Leases must be for at least six months (no transient rentals). No more than 15% of units (max 4) can be rented at any time. Tenant screening is required, and leases must comply with all governing documents.
- Building appearance & exterior rules: Window coverings visible from outside must be white. No signs may be displayed except 'for sale' or 'for lease' in windows. Decks and balconies cannot have personal property, hanging items, or air-dried laundry; only approved flooring and containerized plants with saucers are allowed.
- Pool rules: Pool hours are 8:00 a.m. to 10:00 p.m. No lifeguard on duty. Children under 16 need adult supervision. No glass, no animals, no loud music in pool area. Guests must be accompanied by a resident.
- Enforcement & fines: Violations are subject to fines: 1st offense – notice to comply, 2nd – $25, 3rd – $50, 4th and subsequent – $100. Late fees for dues are $25 for payments received on the 11th–20th and $50 on the 21st–31st. Legal action starts after 60 days of arrears.
