These rules apply to all buyers, owners, and builders, with strict architectural control, defined construction minimums, and limits on uses and animals. If you're considering living here, you'll need to obtain approval from the Architectural Control Committee for exterior changes and follow exacting standards on home size, materials, and setbacks.

- Animals & pets: Dogs, cats, and typical household pets are allowed if kept for non-commercial purposes and not a threat, but pigs, hogs, emus, peacocks, roosters, ostriches, reptiles, and tigers are banned. No animals may be kept on a lot until the dwelling is built.
- Parking & storage: Boats, jet-skis, travel trailers, and RVs must not be parked or stored on streets or in front yards; they must be behind the dwelling or inside a garage, and boats must be on trailers. Inoperable vehicles and excess equipment may not be left outside.
- Utilities & infrastructure: Water must come from Cross Country Water Supply Corp—private wells are prohibited. Each home requires a septic or sewage system (no open-pit toilets), and electrical service lines must be installed at the owner's expense.
- Fences & landscaping: Fences need approval, are limited to 7 feet in height, and must be ornamental iron or picket with metal posts. Owners must keep lots neat and clean, with lawns alive and free of debris; the committee can enforce and charge for cleanup if needed.
