What Homestead Liberty Grove Home Owners Association's governing documents say
This is a set of amendments to the governing declaration for The Homestead at Liberty Grove, a traditional neighborhood development in Rowlett, TX. The amendments modify specific rules about flags, street trees, and townhome reserve contributions, but they do not provide the full set of community rules.
- Flags & displays: Only the U.S. flag, Texas state flag, and official or replica military flags may be displayed, and they must follow the Flag Display Guidelines and Design Code. No other flags, flagpoles, pennants, banners, or kites are allowed if visible from a street or common area, except for model homes, leasing offices, and sales/leasing trailers with approved lit front-yard flagpoles during initial marketing.
- Street trees: Owners must plant, maintain, and replace street trees on their parcel or adjacent right-of-way according to the Design Code and street tree map. Lower limbs of mature trees over sidewalks must be trimmed to at least 7 feet above the sidewalk.
- Townhome reserve contribution: On each transfer of title to a townhome parcel, the purchaser must pay $200 to the association's reserves for townhome maintenance. This is in addition to any regular assessment and is not an advance payment of assessments.
- What this document doesn't cover: These are amendments only; they do not include the full declaration, so other rules about assessments, architectural review, pets, leasing, or parking are not provided here.
