Camey Place is a single-family residential HOA in The Colony, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). This document is the full rulebook for the community, binding all current and future owners and residents. It covers property use, maintenance, architectural control, assessments, and dispute resolution.
- Property use & restrictions: Lots are for private single-family residential use only. Home-based businesses are allowed only if they meet strict conditions (no customers visiting, no signs, no extra traffic, etc.). Subdividing lots is prohibited without approval.
- Pets: Only domestic household pets are allowed, with a maximum of three cats and dogs in total. Pets must be leashed when outside the residence or fenced yard, and cannot be left unattended outdoors. The Board can require removal of a pet that becomes a nuisance.
- Maintenance & landscaping: Owners must maintain their lot and all improvements in good condition, including lawn mowing, tree pruning, watering, and keeping sidewalks and driveways in repair. Owners are also responsible for maintaining landscaping between their lot and the street curb unless the Association does it.
- Architectural review: Any construction, modification, or exterior change (including fences, sheds, pools, antennas, and landscaping) requires prior written approval from the Architectural Control Committee (ACC). The ACC has sole discretion and may adopt Design Guidelines.
- Vehicles & parking: No mobile homes, travel trailers, or RVs may be parked on lots or streets, except temporarily for up to 72 hours every two months. Inoperable vehicles and those without current tags cannot be visible. No vehicle may remain parked in the same place for more than 48 consecutive hours.
- Signs & flags: Signs are generally prohibited without ACC approval, but certain signs are allowed: one temporary 'For Sale' sign (max 5 sq ft per side, max 4 ft high), political signs (limited time), religious items on the door (max 25 sq in), and up to two school/youth signs. 'For Lease' and 'For Rent' signs are expressly prohibited. Flags of the US, Texas, armed forces, or a college/university are allowed with specific size and installation rules.
- Assessments & fees: The Association can levy regular, special, and individual assessments. Regular assessments are set annually, and the Declaration includes provisions for late charges, interest, and liens on the property for unpaid assessments. A working capital assessment may also be charged.
- Dispute resolution: Disputes between owners or with the Association must go through mandatory negotiation, mediation, and binding arbitration before litigation, as detailed in Article 12.
