What Long Meadows's governing documents say
Long Meadows is a single family residential subdivision of 86 lots governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). These rules bind all property owners and residents, setting standards for occupancy, building design, maintenance, and land use. There is no HOA or monthly assessment mentioned; enforcement is by the Declarant or lot owners.
- Use & occupancy: Lots are for single‐family residential use only. A residence may be occupied by persons related by blood, adoption, or marriage, or by no more than two unrelated persons living together as a single housekeeping unit.
- Garage & parking: Each home must have an attached garage for 2–3 standard cars, accessed only from the alley (no garage doors facing a public street). Boats, RVs, trailers, and similar vehicles cannot be parked/stored in the front yard or on the street.
- Pets & animals: No livestock or poultry; only household pets (dogs, cats, etc.) kept for companionship. No more than 4 pets per lot, and they must be restrained, kept inside a fenced backyard, and the lot kept clean of pet debris.
- Building & property maintenance: Minimum floor area is 1,200 sq ft (2‑story homes), with at least 75% brick/stone exterior (exclusions apply). Grass must be kept mowed (no higher than 6 inches), yards kept neat, and exterior of homes maintained. No vegetables in street‑front yards.
- Fences & structures: Fences must be masonry, brick, or wood (no chain link), can't extend past the front building line, and can't exceed 8 feet in height. No temporary structures (except playhouses, dog houses, etc.), no modular buildings, and no structures in utility easements.
- Architectural control: All new construction or exterior changes (including landscaping, fences, driveways) require written approval from the Declarant (or an architectural committee). Approval is deemed denied if not acted on within 30 days. Satellite dishes allowed in rear yards with screening.
- Business & prohibited uses: No business, professional, commercial, or manufacturing activity in the subdivision, except home‑based activities like tutoring that don't disturb neighbors. No oil/mining, no antennas (except hidden or one roof antenna max 5 ft), no burning, no drying clothes in public view.
- Amendment & term: Covenants run with the land for 30 years and auto‑renew for 10‑year periods. They can be amended by the Declarant until it no longer owns lots or after 10 years, then by owners of 75% of the lots.
