What Owners Association of Murphy Farms's governing documents say
This is the full Declaration of Covenants, Conditions and Restrictions for Sachse Farms, a standard single-family home subdivision in Murphy, TX (though the document references Sachse). The rules apply to all lot owners in the HOA, which requires automatic membership and assessment payments. The community is planned for single-family detached homes with strict architectural and landscaping controls.
- Residential use & lot rules: All lots must be used for single-family detached residences only. No building may exceed two stories. Minimum floor area for a single-story home is 1,800 air-conditioned square feet. Lots cannot be resubdivided without Declarant consent, and adjoining lots may be combined only with written permission.
- Architectural approval required: An Architectural Control Committee (ACC) must pre-approve all plans for new construction, exterior alterations, fences, landscaping, pools, sheds, and other structures. Exterior walls must be brick, stone, or approved material. Roofing must be 30-year composition dimensional shingles (no wood). All improvements must comply with City codes.
- Fences & walls: Fencing is required on all lots. Maximum height is 6 feet. Wood fences must have vertical slats, be installed with the smooth side facing the street on corner lots, and must not be painted or stained (clear finish allowed). Retaining walls need ACC approval; no railroad ties are permitted.
- Signs & antennas: Signs are heavily restricted: only one professional 'for sale/rent' sign (max 9 sq ft) per lot with ACC approval, builder signs during construction, and one security sign (max 2 sq ft) front and back. All TV antennas must be in the attic. Satellite dishes over 20 inches must not be visible from the street; smaller dishes (under 20 inches) also must not be visible from any street.
- Parking & vehicles: Each home must have a garage for at least 2 cars and a driveway that accommodates 2 additional cars off-street. Trucks over 2 tons cannot park overnight in the subdivision or on any lot. Boats, trailers, RVs, and campers must be stored out of street view. No vehicles carrying flammable/explosive cargo are allowed.
- Pets: No commercial breeding. A maximum of 4 adult animals (age 1 year or older) such as dogs, cats, or other household pets are allowed per lot. No livestock or poultry.
- Assessments & fees: All lot owners must pay regular assessments. The initial annual per-lot amount is $348 (subject to annual adjustment by the Board). Special purpose and special member assessments may also be levied. Assessments are due upon conveyance of the lot; failure to pay can result in a lien and fines.
- Maintenance responsibilities: Owners must maintain their lot, landscaping, exterior appearance, and sidewalks. The Association maintains common properties (entry areas, greenbelts, drainage ways, etc.) and may mow overgrown lots (over 8 inches) and charge the owner. The owner is responsible for maintaining any retaining wall on their lot.
