Ravenaux Place is a single-family-home HOA in Southlake, TX — you own the lot and house, and the association enforces rules to maintain property values. This document is the full set of covenants, conditions, and restrictions (CC&Rs) that apply to all homeowners.
- Architectural review: All exterior changes, including new structures, fences, additions, and landscaping plans, must be approved in writing by the Architectural Control Committee (ACC) before construction begins. Plans must include detailed site and elevation drawings, materials, and landscaping.
- Use restrictions: Each lot is for a single-family residence only. No business or commercial activity is allowed, though home offices are permitted if no clients visit. No more than two of each pet type (dogs, cats) are allowed per lot, and they must be leashed or confined to a fenced rear yard. Commercial signs are banned; sale/rental signs are limited to 3 square feet.
- Minimum home size and construction standards: New homes must have at least 3,250 square feet of air-conditioned living space. Exterior finishes must be at least 75% brick, stone, or glass; roofing must meet minimum weight and pitch (7:12 or steeper).
- Parking & vehicles: Boats, trailers, and recreational vehicles may not be parked on a lot for more than 24 hours unless hidden in a garage. Passenger vehicles, motorcycles, and light trucks (up to 1 ton) can be parked in driveways if they are operable and registered. No overnight street parking is discussed.
- Assessments: Annual and special assessments are levied per lot to maintain common improvements and run the association. The annual assessment amount is set by the board each year; increases require a two-thirds vote of members present. Unpaid assessments become a lien on the property and accrue interest up to 18% per year.
- Fences, walls & hedges: Fences require ACC approval. Rear-yard fences can be up to 8 feet high; front-yard fences must be brick, stone, or wrought iron. No chain-link or wire fences are permitted except in rear yards inside a perimeter fence.
- Dispute resolution: Disputes between homeowners and the association must first attempt mediation with a neutral member, then binding arbitration by a panel of three arbitrators (e.g., a board member from another HOA). The losing party pays the arbitration costs.
