Southlake Hills is a single-family home HOA in Southlake, TX, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). It applies to all lot owners and their tenants, and it sets out the rules for what you can build, how you can use your property, and what the HOA maintains.
- What you own & maintain: You own your lot and home; the HOA maintains common areas, screening walls, and common landscaping. Assessments are levied on a pro-rata basis to cover these costs.
- Architectural review: Any construction, alteration, repainting (unless same color), landscaping, or solar installation must be approved in writing by the Architectural Review Committee (ARC) before starting. The ARC has 60 days to respond and can require fees, bonds, and additional details.
- Home & lot standards: Homes must be at least 2,600 sq ft of livable floor area (2,000 sq ft on ground floor), max 2 stories, with specific roof materials (composition shingles, weathered wood color), 80% brick/stone exterior, and minimum setbacks (15 ft side, 40 ft rear, 35 ft on cul-de-sacs). Front-entry garages are prohibited except Lot 22 in Block 4.
- Landscaping & maintenance: You must install landscaping within 120 days of completion or occupancy, including grass and trees, and keep it neat. The HOA can enter your property to correct issues after 30 days' notice and bill you.
- Use restrictions: Lots are for single-family residential use only. No commercial activity, no oil/mineral drilling, no temporary buildings, and no interference with drainage. Home occupations are allowed if they are incidental and don't create external evidence.
- Vehicles & parking: No inoperable vehicles, large commercial vehicles, boats, trailers, or RVs may be parked or stored on lots or streets. Repairs must be done in a closed garage. Each home must have a garage that fits at least two full-sized cars, with a 16-ft driveway.
- Pets & animals: Pets are allowed but not for commercial breeding. 'Household pets' ordinarily means no more than two per household, though the HOA can decide a different number. Pets must be leashed or enclosed.
- Signs & exterior items: No signs are allowed without HOA consent, except one 'For Sale' or 'For Rent' sign per lot (max 18"x30"). No clotheslines visible from other lots, no exterior basketball backboards, and no satellite dishes unless screened and approved.
