What Timer Lake Residential's governing documents say
This document is the Second Amended and Restated Architectural Design Standards for Timber Lake, a single-family home HOA in Southlake, TX. It binds all homeowners—any exterior change to a lot or home requires prior written approval from the Architectural Control Committee (ACC). The standards are in addition to the full Declaration of Covenants, Conditions, and Restrictions (CC&Rs), which this document supplements but does not replace.
- Architectural review: No building, structure, paving, or improvement of any nature may be erected, placed, or altered on any lot without written ACC approval. Applications must include plans, specifications, and samples. The ACC has 30 days to respond; failure to act constitutes approval. A review fee may be required.
- Construction requirements: Each new home must have at least 2,500 square feet of air-conditioned floor area (excluding garages, porches, etc.) and at least 80% of exterior wall area must be brick, stone, or stucco. Minimum roof pitch is 8:12. No previously used materials (except antique brick) are allowed.
- Fences: Fences require ACC approval. Maximum height is 8 feet. No chain link (except on tennis courts). Wood fences must be stained Behr Russet ST-117. Decorative metal fences are allowed in neutral colors. Front yard fencing must be set back at least 5 feet from the dwelling; side/rear fencing must have finished side facing streets. No double fencing within 12 inches of another lot's fence.
- Landscaping and yards: Front yard landscaping must be approved by the ACC. Tropical, desert, or xeriscape designs are not permitted. Mulch must be wood (pine, hardwood, or cypress); white landscaping rocks and lava rocks are prohibited. If grass area is reduced by 10% or more, ACC approval is needed.
- Pets and structures: Dog houses must be in rear yards, screened, and ≤20 sq ft with ≤5 ft height. Dog runs are limited to ≤150 sq ft, with 5 ft chain link or wrought iron, on a concrete slab. Only one dog run per lot. Birdhouses limited to one pole-mounted (≤8 ft) or hanging (≤1 cu ft) in rear/side yards.
- Driveways and parking: Each lot must have a suitable driveway with no more than two curb cuts. Corner lots may access only one street. Garage doors must be kept closed when not in use. No carports are allowed; porte-cocheres require ACC approval.
- Antennas and satellite dishes: Only one satellite dish per lot (≤1 meter diameter) is allowed, placed in the least conspicuous location and screened from view. No exterior antennas or aerials are permitted except as covered by federal law.
