What Twin Gates's governing documents say
Twin Gates is a single-family home HOA in Arlington, TX (part of Southlake). These Covenants & Restrictions (CC&Rs) from 1990, plus a 1991 supplemental declaration, govern the 19 lots in the subdivision. The rules bind all lot owners and cover property use, building standards, maintenance assessments, and an Architectural Control Committee.
- Architectural review: No building, exterior addition, or alteration may begin without prior written approval of plans by the Architectural Control Committee. Retaining walls visible from the front lot line also require approval and cannot use cross‑tie or railroad‑tie construction.
- Property use & building standards: Lots are for residential use only; no commercial or business activity. Minimum lot size is 9,000 sq ft. Residences on Lots 13–19 must be at least 3,000 sq ft. Minimum roof pitch is 6/12 (unless waived for up to 15% of lots); roofs must use minimum Prestique II shingles (white or colored composition shingles prohibited). No temporary structures, mobile homes, or trailers as residences.
- Landscaping & fences: Chain‑link fences are prohibited. Fencing must be iron or another open‑view material, with regular maintenance. No clotheslines or outdoor clothes drying allowed. Yards must be kept neat; if a lot owner fails to maintain, the declarant may mow/trim and charge the owner.
- Parking & vehicles: Vehicles over 3/4‑ton capacity may not be parked on streets, driveways, or lots overnight. No vehicles carrying flammable/explosive cargo allowed at any time. Boats, trailers, mobile homes, and campers are prohibited overnight unless stored in a garage or shielded by solid fencing on the rear third of the lot.
- Pets: No animals or livestock may be raised, bred, or kept except ordinary household pets (dogs, cats, etc.), provided they are not kept for commercial purposes.
- Signs & antennas: Only one sign per lot, not exceeding a reasonable size, is permitted for sale/rent, construction, or identification purposes. No antennas or towers for radio transmission may be erected. No clotheslines.
- Assessments & liens: Annual assessments are set by the Board; special assessments require a two‑thirds vote of members. Unpaid assessments become a continuing lien on the lot, plus interest and collection costs. The assessment lien is subordinate to mortgage liens.
- What this document doesn't cover: The provided text is the core CC&Rs and a supplemental retaining‑wall rule. It does not include the Association's bylaws, rules & regulations, or any specific fees, pet limits, or leasing restrictions. The age of the document (1990/1991) means some provisions (e.g., duration until 2000) may have been amended or extended.
