Cross Timber Hills (Phase V) is a standard single-family home HOA in Southlake, TX. These protective covenants run with the land and bind all current and future owners in Phase V. They were originally recorded in 1984 and renewed in perpetuity in 2022. The rules focus on property appearance, construction standards, and use restrictions — not on assessments or common amenities (the HOA is voluntary).
- Architectural review: All new construction, remodeling, or alterations require prior approval from the Architectural Control Committee (ACC), with two sets of plans submitted. The ACC has 30 days to act; silence means approval. Swimming pools also require ACC approval.
- Minimum house size & materials: One-story homes must have at least 2,300 sq ft of living area; two-story homes at least 2,500 sq ft. Exterior walls must be at least 70% brick, stone, or approved equivalent. - Use restrictions: Only single-family residences are allowed. No business, trade, noxious activity, or temporary structures (trailers, mobile homes, tents) as residences. No oil drilling or mining. No dumping or outdoor storage of trash.
- Vehicles & parking: No trucks over ¾ ton may park overnight on streets, driveways, or anywhere in the subdivision. No vehicle carrying explosive or flammable cargo may be kept. All automotive maintenance or repair must be inside an enclosed garage.
- Pets & animals: No livestock or poultry. Dogs, cats, and other household pets are allowed in reasonable numbers if not a nuisance. One horse per lot (Lot 4, Block 3 may have two). No commercial breeding or boarding.
- Fences, landscaping & building lines: Metal fencing (cyclone, barbed wire, etc.) is prohibited within front or side street setbacks. Corner lots must maintain unobstructed sight lines (2–6 ft high) within a 35-ft triangle from street intersection. Buildings must conform to recorded plat building lines; outbuildings must be at least 10 ft from side property lines or 10% of lot width, whichever is greater.
- Maintenance & construction timeline: Lots must be kept mowed and clear of underbrush; if not done within 10 days of notice, the ACC may mow and charge owner cost plus 15%. Construction must be completed within one year of building permit, otherwise a $25/day penalty applies. Builders must clean up trash and debris.
