What Raven Bend's governing documents say
Raven Bend is a standard single-family home subdivision in Saginaw, TX (near Southlake), governed by a Declaration of Covenants, Conditions, and Restrictions (CCRs). These rules apply to all lot owners and aim to maintain the community's residential character and property values through architectural controls and use restrictions.
- Architectural review: All new construction, exterior additions, alterations, and landscaping must be approved in writing by the Architectural Control Committee. Plans must show nature, kind, shape, height, materials, and location to ensure harmony with existing structures and topography.
- Minimum floor area & exterior walls: Single-story residences must have at least 2,700 sq ft ground floor area; multi-story residences need at least 2,060 sq ft ground floor plus 700 sq ft on the second floor. Exterior walls must be at least 50% masonry unless the Committee approves a variance. Construction must be completed within one year.
- Setbacks & lot consolidation: No building may be closer than 35 feet to the front lot line, 10 feet to the side or rear lines, unless the Committee approves a variance. Owners of adjoining lots may consolidate them into a single building site without penalty.
- Use restrictions: Lots are for single-family residential use only (max 36 feet height). No mobile homes, trailers, tents, basements, or temporary structures may be used as dwellings. No oil or mining operations are allowed. No professional or commercial activity that creates a nuisance.
- Signs & parking: Only one sign (max 5 sq ft) advertising the property for sale or rent is allowed. No commercial vehicles, trucks, buses, boats, or trailers may be parked on the driveway or lot in a manner visible from the street, except temporary construction equipment. No chain-link or barbed-wire fences are allowed in front yards; approved natural fences (wood, split rail, wrought iron) require adjacent owner approval.
- Animals & maintenance: No animals, livestock, or poultry may be raised in quantities deemed a nuisance by the Committee; any exception requires approval of adjacent property owners. Owners must maintain their premises in a neat and orderly manner, and the Committee or its agents may enter to restore the property at the owner's expense if needed.
- Duration & amendment: The covenants run with the land for 20 years from recording (1988) and automatically renew for successive 10-year periods. During the first 20 years, amendments require 80% of lot owners; after that, 75% during the last year of any 10-year period. No amendment is effective until recorded.
