Stanford Estates is a single-family homeowners' association (HOA) in Springtown, TX. These governing documents define the HOA's corporate structure and the restrictions that apply to all lot owners and occupants. The rules run with the land and are binding for 25 years, automatically renewing.
- Who is subject to the rules: The Bylaws and Restrictions apply to all present and future owners, mortgagees, lessees, occupants, and their guests or agents. Accepting a deed or moving in means you agree to follow them.
- Voting & membership: Each lot gets one vote in the Association. The developer (Declarant) gets four votes per lot it owns until all lots are sold. Co-owners of a lot share one vote and must agree on how to cast it.
- Board of Directors: The HOA is run by a 3-person Board elected by lot owners for staggered 2-year terms. During developer control, the Declarant elects the Board. Directors serve without pay.

Changes require an amendment to the Bylaws, which the Board can do unless the Declaration says otherwise.
- Violation enforcement: If you violate a restriction, the Association will notify you by email or USPS. You have 7 days to contact them with a resolution. Legal action (injunction) is a last resort.
