Dear Meadows Estates is a standard single-family subdivision in Johnson County, Texas. This document is a recorded set of deed restrictions that primarily govern construction and drainage requirements for lot owners. It does not establish a homeowners association or cover typical HOA rules like pets, leasing, or common areas.
- Floodplain & floodway restrictions: No houses may be built in a 100-year floodplain unless the finished floor elevation is at least 3 feet above the floodplain elevation. No buildings, structures, dirt, or materials are allowed within the floodway.
- Driveway & culvert specifications: Driveway culverts must be at least 18 inches in diameter and sized to pass a 5-year storm flow, unless approved by the county commissioner. The top of the driveway must be 5 inches below the outside edge of the main road to allow overflow.
- Drainage easements & maintenance: Lot owners must not block water flow or build improvements in drainage easements. Existing creeks or drainage channels must remain open and be maintained by the owners of adjacent lots. Johnson County has the right but not the duty to clear obstructions.
- On-site sewage facilities (private): Sewage disposal is via private on-site facilities. The county does not guarantee performance even if regulations are met. Owners are responsible for maintenance and upgrades if the facility causes odors, unsanitary conditions, or noncompliance.
- Liability disclaimer: Johnson County is not responsible for any damage, personal injury, or property loss due to flooding. The county has no duty to maintain drainage systems or control erosion.
