The Ranches at Pecan Plantation - Phase 2 is a single-family residential subdivision in Johnson County, TX, governed by the Pecan Plantation Owners Association (PPOA). This document restricts how you may use your lot and what you may build, and requires membership and assessment payments to PPOA. It is designed for homeowners who want a rural-residential lifestyle with pecan orchards, horses, and large lots.
- Lot use & residential character: Each lot is for single-family residential use only. Business activities are allowed only if not detectable by sight, sound, or smell from outside the lot. Agricultural/horticultural use (including pecan farming) is allowed on lots over 1 acre, but commercial harvesting requires PPOA approval. No temporary structures, mobile homes, or RVs may be used as residences.
- Architectural review & construction standards: All buildings, fences, and other improvements require prior written approval from PPOA. Minimum floor area: 2,200 total heated/cooled sq ft (1,800 on main level). At least 75% of exterior walls must be stone, masonry, stucco, or glass. Garages must be enclosed, side or rear entry, and hold at least 2 cars. Construction must be completed within 18 months of permit issuance.
- Setbacks & easements: Buildings must be set back as shown on the plat. Front setback: 15 ft, side 10 ft, rear 15 ft (corner lots may have larger side setbacks). Utility, drainage, and trail easements exist; no structures (except approved fencing) are allowed within them. Owners must maintain easements and drainage flows.
- Fencing & outbuildings: Fencing plans require PPOA approval. Solid privacy fencing is not allowed facing streets; must be behind the dwelling. Fencing height limited to 4 ft. Outbuildings (barns, shops) must be behind the dwelling and use similar materials; no unpainted galvanized metal. Outbuildings cannot exceed dwelling height without approval.
- Pets & horses: Dogs and cats are allowed as household pets, not for commercial purposes. Horses are allowed on lots with 2+ acres: 1 horse per 2 acres, up to 3 horses per lot (plus up to 2 foals under 2 years). Horses must be fenced and sheltered. Other livestock requires PPOA approval. Barbed wire fencing is prohibited.
- Leasing & rentals: Leases for an entire dwelling unit must be for at least 365 days (1 year). Leasing is not considered a business under these restrictions. No short-term or vacation rentals are permitted. Tenants must also be approved as members of PPOA.
- Parking & vehicles: Vehicles must be parked in the garage or driveway. Commercial vehicles, boats, trailers, campers, RVs, and golf carts must be stored in enclosed garages or outbuildings. Inoperable vehicles must be removed within 14 days. On-street parking is allowed temporarily for owners/guests per PPOA rules.
- Trees & landscaping: Live trees over 3" diameter cannot be cut without PPOA approval, except within building footprint, driveway, or approved agricultural use. Lots over 1 acre must maintain at least 8 pecan trees per acre (unless otherwise approved). No soil removal for commercial use. Trash receptacles must be screened.
