Pecan Ridge Farm is a single-family home subdivision in Venus, TX, governed by an HOA that all lot owners must join. These deed restrictions and covenants run with the land and are binding on all owners, their heirs, and assigns. The rules cover lot use, construction standards, property maintenance, and HOA assessments.
- Membership & HOA powers: All lot owners must join the Pecan Ridge Farm Homeowners Association. The HOA can levy annual assessments (maximum $50 per lot, increased by up to 5% each year) and special assessments with a 2/3 vote of members. Unpaid assessments can become a lien on the lot.
- Allowed dwellings: Only one single-family dwelling per lot. Homes must be new or like-new multi-sectional (doublewide or larger) manufactured homes, with a minimum of 1,200 air-conditioned square feet (later version). Pitched roofs are required; metal siding is prohibited. All wheels and towing apparatus must be removed, and the home must be anchored per manufacturer specs.

- Landscaping & maintenance: Grass and weeds must be kept mowed to a height of 6 inches or less. A front hedge of traditional domestic plants (planted no farther than 30 inches apart) must be installed within 90 days of move-in. Property must not become unsightly or unsafe. Failure permits HOA to mow and charge owner; the cost becomes a lien.
- Pets: No livestock, horses, monkeys, pigs, goats, snakes, or poultry. Per lot, allowed up to 3 dogs or 3 cats, or a combination not exceeding 4 total, plus no more than 2 birds, and a reasonable number of other common household pets. Pets must be confined to home or fenced area, not run free, and not be a nuisance.
- Parking & vehicles: Vehicles (including boats, trailers, RVs, etc.) may only be parked in garage, driveway, or parking pad. Commercial vehicles, oversized, stored, unlicensed, or inoperable vehicles must be in enclosed garages. No on-street parking except temporary guests for up to 12 hours. No heavy equipment or tractor-trailers for daily transportation.
- Architectural & exterior standards: A front porch (min 6x12 ft, max 20 ft wide, 12 ft deep) must be installed within 30 days. All dwellings and porch must be underpinned within 60 days. Fences must be wood, chain link, or industry standard; max 6 ft high, not closer to street than front of dwelling. Window unit ACs only on backside. No signs except for sale/lease. No open fires except contained barbecue or fireplace.
