Woolard Acres is a subdivision in Johnson County, Texas, governed by a set of deed restrictions that apply to every tract. These rules regulate residential use, building sizes, livestock, and property maintenance. There is no homeowners association; enforcement is by other tract owners.
- Single-family residence & home size: Only one single-family residence per tract. Site-built homes must have at least 800 sq ft of floor space. Mobile homes must be at least 700 sq ft, no more than five years old when placed, and must be underskirted within 60 days. Move-in structures must have a new exterior and at least 800 sq ft, with exterior completed within 60 days.
- Livestock & animals: Livestock allowed only if fenced on the owner's tract. Maximum three large animals per tract. No commercial livestock operations and no pigs or hogs allowed.
- Outbuildings: Only one outbuilding per tract (garage, storage, or livestock building). Outbuildings and basements may not be used as dwellings, even temporarily.
- Property maintenance & nuisances: No dumping rubbish. Trash must be kept in sanitary containers. No junk yards, wrecking yards, or inoperative vehicles parked outside covered parking for over 30 days. Stored materials must be orderly, on the rear one‑third of the tract, and covered. No noxious or offensive trades, and no commercial activity except on lots designated as commercial/residential at sellers' option.
- Fences: Fences must be well‑maintained and not extend beyond the property line. Barbed wire is prohibited across the front of any tract.
- Building & septic requirements: No building may be occupied until its exterior is completely finished. No outside toilets. All plumbing must connect to a sanitary sewer or a septic system with at least 425 linear feet of 24‑inch trench for lateral lines; two 500‑gallon septic tanks recommended. Septic installations require Johnson County Health Department approval.
- Easements: 10‑foot easements are reserved along the rear, front, and side lines for utilities (electric, telephone, water, sewer, storm drains) with right of ingress/egress and tree trimming.
- Termination: These restrictions terminate 25 years from the date of the declaration (July 1983, so around 2008), unless earlier amended or extended. Amendment is the sole right of the sellers (C. & S. Investments) as stated.
