Buck Creek Estates (Tioga, TX) is a single-family home subdivision governed by a homeowners' association (HOA). This document is a partial amendment — not the full rulebook — that changes two specific rules about outbuildings and building setbacks. Prospective buyers, owners, and renters should also review the original covenants for the complete set of restrictions.
- Architectural review & materials: An Architectural Control Committee (ACC) must approve all construction, exterior changes, and landscaping before work begins. Plans are deemed approved if the ACC takes no action within 15 days of submission.
- Outbuildings & garages (amended): Servant's quarters or other detached outbuildings must be located to the rear of the lot and built of brick, stone, brick-veneer, or stone-veneer (at least 75% of outside walls). As amended, additional custom garages may be built on concrete slabs at the back of the property using metal structures of matching colors (26-gauge steel) with a front one-quarter stone veneer, same height as the home.
- Setback & lot lines (amended): No building may be closer than 40 feet to the front lot line, 15 feet to a side street, or 10 feet to an adjoining property line. As amended, a garage building may be built to within 3 feet of the property line.
- Residential use & construction: Lots are for residential use only. One detached single-family dwelling (max 2 stories) per lot, a private garage for up to 4 cars, and approved outbuildings. Minimum covered floor area of 1,350 square feet (excluding garages, patios, etc.). No subdivision of lots. No temporary structures, mobile homes, trailers, or basements used as residences.
- Nuisance & vehicles: No noxious or offensive activity. Motorcycles, three-wheelers, four-wheelers, and go-carts are specifically prohibited as nuisances.
- Utilities & easements: Easements for utilities and drainage as shown on the plat are reserved. Utility companies, water districts, etc., are not liable for damage to landscaping or other property within the easement.
- What this document doesn't cover: This is only a Second Amendment to the original Covenants, Conditions, and Restrictions (1999). It does not contain the full HOA rules; you must also review the original declaration and any other amendments for complete information about assessments, leasing restrictions, pet rules, and other covenants.
