What Travis Ranch Marina Lots's governing documents say
This is a supplement to the master Declaration of Covenants, Conditions and Restrictions (CC&Rs) for the Travis Ranch community, specifically adding the Travis Ranch Marina Lots (Lots 1–77) to the master declaration. It binds all lot owners in that phase. It does not replace the full CC&Rs—it amends them, adds a special assessment, and imposes detailed construction and design guidelines for homes in the Marina area.
- Additional assessment (Travis Ranch Marina): In addition to the standard HOA assessment for all Travis Ranch property, each lot in the Marina phase must pay a special assessment of $75.00 per lot per year for maintenance, repair and operation of Marina common areas.
- Minimum home size & construction materials: One-story residences must have at least 1,600 square feet of air-conditioned living space; two-story homes at least 2,000 square feet. Front walls must be 100% masonry (brick, stone, cultured stone, stucco); side and rear walls must be at least 75% masonry. Cement fiber siding is allowed only on sides and rear with architectural reviewer approval.
- Roofing and exterior materials: Roofs must be either architectural dimensional shingle (minimum 260 lb per square) in weathered brown/gray tones, or approved durable, hail-resistant, energy-efficient shingles that match the overall aesthetic. Metal garage doors are prohibited unless approved; wood or faux wood garage doors required.
- Fences and landscaping: All fences must be at least 6 feet tall (max 8 feet). Interior lots must use board-on-board cedar fences with metal posts. Corner lots and lots fronting major streets require 48-inch black wrought iron fencing with a running board and 1-inch gap at the bottom. Full sod (irrigated) required in front yard and to 10 feet back from front line; minimum 5 trees and 5 shrubs per lot.
- Parking and vehicle storage: Driveways must remain clear for vehicular access. Inoperable vehicles, boats, RVs, trailers, and recreational equipment may not be stored on driveways overnight. Garages may not be used for living quarters or storage that interferes with parking.
- Flags and religious displays: Only the US flag (in compliance with federal law), Texas flag, and official military flags may be displayed. One flagpole per lot is allowed, no taller than the residence, with internal halyard or swivel to minimize noise. Flag size limited to 3x5 feet. Religious items may be displayed on the entry door or door frame but not protruding beyond the door edge, and total size limited to 25 square inches.
- Solar panels and rain barrels: Solar panels must be installed on the roof, flush with the roofline, with black or matching frames and wiring. They may not extend above the roofline. Panels may also be placed in a fenced rear yard or patio provided they are not visible from adjacent lots, common areas, or streets. Rain barrels must be located in side or back yards and screened from public view; any barrel that becomes a mosquito breeding ground must be removed.

It also does not define the master assessment amount or include information on amenities (pool, clubhouse, etc.).
