Emerson Avenue Townhouses is a condominium community in University Park, TX — you own your individual unit (including interior finishes, balcony, and assigned parking space as limited common elements) and share ownership of the building's structure and common areas with other owners. The association manages the common elements, carries insurance, and collects assessments based on each unit's percentage interest. This document lays out the rights and obligations for all unit owners, tenants, and occupants.
- What you own & maintain: You own your unit's interior surfaces, fixtures, and appliances (excluding structural components), plus limited common elements: your balcony, patio, garden area, fencing, and assigned parking space.
