These covenants and bylaws apply to all lot owners and govern what you can build, how you use your property, and the HOA's operations. Key rules restrict occupancy, require architectural approval, and set minimum home sizes.
- Use & occupancy: Lots are for single-family residential use only — one detached home per lot. Occupancy limited to one family (related by blood/marriage) or no more than two unrelated persons, plus servants.
- Architectural review: All construction, alterations, fences, and landscaping (including composting devices and rain barrels) require prior written approval by the Architectural Control Committee. Plans submitted must comply with setback, material, and roof pitch standards.
- Minimum home size: One-story homes must be at least 2,000 sq ft; two-story homes at least 2,400 sq ft with 55% of floor area on the first floor. Exterior walls must be at least 85% masonry on the first floor.
