This document is the full set of Covenants, Conditions & Restrictions (CC&Rs) plus an assignment of declarant rights to the owners. It applies to all lot owners and residents, setting rules for construction, land use, pets, and fees.
- Dwelling size & location: Minimum living area 2,100 sq ft (excl. garage/porches), max 2 stories. Setbacks: at least 50 ft from front/side street lines and 35 ft from interior/rear lot lines. Lots are at least 2 acres; further subdivision requires declarant consent.
- Architectural review: All new construction, alterations, fences, and mailbox designs must be approved in writing by the Architectural Control Committee (ACC). Plans must show exterior design, colors, and location. Builders require ACC approval.
- Use restrictions: Lots are for single-family residential use only. No commercial activity except low-impact home-based professions (e.g., insurance, legal, real estate). No hunting, firearms, or hazardous cargo. No temporary structures used as residences.
- Pets & animals: Domestic pets (dogs, cats) allowed in reasonable numbers. Horses: up to 2 per lot (up to 4 with declarant consent). No poultry or swine. School projects (calf/sheep/goat) and roping calves allowed with consent. All animals must be leashed when outside and kept in sanitary conditions.
- Fencing & landscaping: Street‑front fences: black metal (minimum 1.5″ round pipe). All other fences: masonry, metal, brick, or rock; no chain‑link except small kennels (≤100 sq ft, max 2 per lot, behind residence). No above‑ground pools without ACC approval. No outdoor clothes drying visible from street.
- Assessments & transfer fee: Regular assessments are per‑lot and based on annual budget. Special assessments require 30‑day notice and can be vetoed by 2/3 of owners. A one‑time $500 transfer fee is charged to the buyer on each sale (collected by the Association).
- Vehicles & storage: No boat trailers, travel trailers, inoperative vehicles, campers, or portable buildings may be permanently stored in street right‑of‑way or driveways; they must be screened in garage or behind rear fence. No parking of vehicles carrying hazardous cargo.
- Maintenance & nuisances: Owners must keep lots clean, cut weeds/grass, paint fences, and not accumulate trash. Loud noise (e.g., mowing) prohibited before 7:30 a.m. or after 30 minutes past sunset. The Association may enter and perform maintenance at owner’s cost after 10‑day notice of default.
