- Before constructing, erecting, installing any Improvement (including fences, walls, sheds, signs, mailboxes, etc.) or altering exterior appearance (including paint color), Owner must submit Plans to Design Review Board and obtain approval. (Section 6.2)
- Home business
- An Owner may maintain an office in the dwelling if: (a) no significant number of client visits; (b) no equipment stored outside; (c) county approval obtained. Board may require payment of increased insurance costs. (Section 7.11)
- Use restrictions
- All Lots shall be used only for residential uses as permitted by Applicable Zoning and Association Documents. Exception for Declarant's promotional/marketing/sales uses. (Section 7.1)
- Voting & meetings
- Class A: one vote per Lot owned. Class B (Declarant): 158 votes minus Class A votes. Voting rights may be suspended for nonpayment of assessments or rule violations. (Section 3.3, 3.4)
- Amendments
- During Declarant Control Period, Declarant may amend without other consent. After, by 67% of Class A votes plus Declarant consent if during control period. Certain sections (Art. II, VIII, 3.2, 4.7, 5.8, 5.10, 6.9, 12.2) always require Decl (Section 12.2)
