This document creates reciprocal easements (e.g., access, lighting, utilities) between the parcel owners and restricts uses on Parcel A to protect the Walgreens pharmacy on Parcel B. It is not a homeowners' association or residential rulebook; it binds commercial property owners and their tenants.
- What this document covers: Establishes perpetual reciprocal easements for vehicular and pedestrian access, utility and lighting easements between Parcel A and Parcel B, and imposes use restrictions, maintenance duties, and insurance requirements on both parcel owners (and on Walgreens during its lease term).

The Ironwood Drive Easement Driveway is initially maintained by Parcel B/Walgreens and later by Parcel A once developed. Modifications to curb cuts or access points require consent of all owners (and Walgreens during its lease).
- Insurance requirements: Each owner must carry commercial general liability insurance with at least $1,000,000 per occurrence, naming the other owner(s) as additional insureds. Owners with net worth over $300 million may self-insure. Each owner waives subrogation against others for property damage covered by insurance.
- Term and amendment: The covenants run for 66 years from recording (2001); easements are perpetual. Amendment or termination requires written consent of all record owners of Parcel A and Parcel B (and Walgreens during its lease). Parcel A owners may add additional restrictions on Parcel A without consent from Parcel B.
