Avondale Heights is a single-family home subdivision in Avondale, AZ, governed by deed restrictions recorded in 1962. These rules apply to all lots in Avondale Heights Unit One and are enforceable by any lot owner. There is no homeowners association or assessments mentioned in this document.
- Single-family use & setbacks: Only one single-family house plus a one- or two-car garage is allowed per lot. Front walls must be between 20 and 40 feet from the front property line, side setbacks at least 5 feet (10 feet from side streets), and rear one-third of lot may have a garage closer. Open carports can extend to 5 feet from side lot lines.
- Minimum house size: The dwelling's ground floor area must be at least 832 square feet, excluding open porches, pergolas, or attached garages.
- Animal restrictions: No hogs, goats, cows, sheep, or horses are permitted. Poultry and rabbits may be kept only for private use (not commercial sale) and must be confined in adequate fences with sanitary conditions maintained.
- Prohibited uses: No hospitals, sanitariums, hotels, boarding houses, or any activity that depreciates property values. No noxious, offensive, or nuisance activities are allowed.
- Duration & amendment: The restrictions run with the land until January 1, 1999, and automatically renew for successive 10-year periods unless a majority of lot owners vote to change them.
