- Residential & farming use: Lots are limited to one single-family detached residence with a minimum 2,400 livable square feet. Farming and raising of animals are permitted within limits: no more than 3 large animals (horses, cattle, etc.), 12 poultry, 4 adult dogs and 4 adult cats per residence. Pot-bellied pigs (max 2 per lot) are allowed as pets.

- Pets & animals: All animals must be fenced or leashed. No hogs or swine except up to 2 pot-bellied pigs. Exotic animals allowed only as family pets (max 2 per residence). Limits: 4 adult dogs, 4 adult cats per residence; 3 large animals (horses, cattle, sheep, goats) per platted lot; 12 poultry per lot. Barbed wire fences prohibited; max fence height 6 ft.
- Architectural review: No building, fence, wall, sign, or outside lighting may be erected or altered without prior written approval from the board (or an architectural committee). Plans must be submitted; if not approved or disapproved within 30 days, approval is deemed given. Landscaping changes also require approval, except in rear yards.
- Business & home occupations: No trade or business may be conducted from a lot unless it is not detectable from outside (sight, sound, or smell) and is consistent with residential character. The HOA board has sole discretion to determine what constitutes a nuisance or hazardous use.
- Assessments & fees: All lot owners must pay annual and special assessments. Assessments are uniform per lot and collectible as a lien. Delinquent assessments accrue 12% interest; the HOA may foreclose. Assessments are subordinate to first mortgages.
- Maintenance obligations: The HOA maintains common areas, including roadways, irrigation system, and landscaping. Owners are responsible for maintaining their own lots and improvements.
