It explains what you own (your unit's interior, including windows and doors), how the association maintains the building exterior and common areas (including a pool/spa and clubhouse/fitness building), and sets rules for leasing, pets, parking, and modifications.
- What you own & maintain: You own the interior of your unit (including windows and doors) and are responsible for its maintenance and repair, as well as any utility meters or appliances serving only your unit. The association maintains the building exteriors, roofs, driveways, parking areas, landscaping, and amenities like the pool/spa and clubhouse, with costs shared as common expenses.
- Leasing & rentals: All leases must be in writing, for a minimum term of one year, and subject to the condominium documents. You must provide the association with a signed copy and tenant contact info at least 10 days before the lease starts. You remain liable for any rule violations by your tenants or their guests.
- Pets: Only a reasonable number of common house pets (no livestock, poultry, or commercial breeding) are allowed. Dogs must be leashed outside the unit, and owners must immediately clean up droppings. The board may restrict pets to certain areas and decide what constitutes a nuisance or excessive number.
- Parking & vehicles: Parking is allowed only in designated paved spaces; vehicles must fit within the painted lines. Inoperable vehicles or those covered with a tarp or not moved weekly are not permitted. The board may tow violators at the owner's expense.
- Architectural review: Any structural addition, alteration, or improvement that is visible from the exterior or affects mechanical systems requires prior written approval from the board (or architectural committee). Nonstructural interior changes that aren't visible outside generally don't need approval, but you are still responsible for any damage they cause.
- Assessments & budgeting: The board sets an annual budget and levies common expense assessments equally per unit (based on a 1/130 interest for the 130 units). The maximum increase without owner approval is 10% over the prior year; increases above that require a 2/3 vote of all members. Special assessments for capital improvements or other lawful purposes also need 2/3 approval.
- Use restrictions: All units are for single-family residential use only; no business, profession, or trade is allowed on the premises. No nuisances, offensive activities, or unlawful uses are permitted. Signs on the exterior are prohibited unless approved by the board.
