What Ambrose Estates's governing documents say
Ambrose Estates is a subdivision of 50 mobile home lots in Avondale, AZ (Maricopa County). Each lot is owned individually, and the recorded restrictions govern land use, structures, and activities. The rules are designed to maintain the community as a mobile home neighborhood.
- Structures & dwellings: Only single-family mobile homes (vehicular portable homes at least 10 ft wide and 400 sq ft, with built-in transport frame) are allowed. Pre-fabricated or modular homes without such a frame are not permitted. Each lot may also have a storage shed and carport.
- Lot maintenance & nuisances: Owners must keep lots free of debris, garbage, and trash. If the owner fails, the developer may clean the lot and charge the cost, recorded as a lien. No noxious or offensive activity is allowed. Clotheslines must be in the rear of the lot.
- Parking & vehicles: Trucks larger than pickup class, vehicles other than passenger cars or pickups, construction machinery, dump trucks, tractors, and blades may not be parked or stored on any lot. Vehicle repair or overhaul on the premises is prohibited. No outside storage of tires or repair materials.
- Animals & livestock: Subject to state, county, and municipal laws, horses, poultry, and livestock may be kept on a lot for the sole use and enjoyment of the owner and invited guests.
- Lot subdivision & conveyances: Lots cannot be subdivided into smaller lots. A half-lot may be conveyed only to an adjacent owner, after which the half-lot and adjacent lot are considered one homesite.
- Skirting requirements: All mobile homes must be skirted at installation with matching material, stone, brick, or block.
