What Farmington Glen's governing documents say
Farmington Glen is a single-family home HOA in Avondale, AZ. The Declaration of Covenants, Conditions and Restrictions (CC&Rs) binds all lot owners and residents. It sets rules for property use, architectural control, maintenance, assessments, and parking.
- Architectural review: No exterior improvements, alterations, landscaping, or color changes may be made without prior written approval from the Architectural Committee. The Declarant is exempt from this requirement.
- Pets: Only a reasonable number of common house or yard pets are allowed, kept as domestic pets only. Pets must be leashed or in a fenced yard, and owners must immediately remove droppings. No structures for pets visible from neighboring property without approval.
- Parking & vehicles: No vehicles with a payload capacity of 3/4-ton or more, mobile homes, RVs, campers, boats, or trailers may be parked or stored visible from neighboring property, common area, or street. Exceptions for smaller pickups and mini-motor homes used for transportation. Inoperable vehicles may not be stored visibly. No commercial signage on vehicles unless kept in an enclosed garage.
- Leasing & rentals: Leases must be in writing and expressly subject to the Project Documents. The owner must notify the association of leases and remains liable for tenant compliance with all rules. Violation of the documents is a lease default.
- Business use: Residential units are for single-family use only. Home businesses are allowed only if not detectable from outside (sight, sound, smell), comply with zoning, and do not involve solicitation or nuisance. Bed-and-breakfasts and hotels are prohibited.
- Maintenance responsibilities: Owners are responsible for landscaping on their lot, including areas between sidewalks and curbs, and adjacent common area strips, unless the association or a government entity assumes responsibility. Owners must keep paved areas on their lot in good repair. The association maintains side lot walls (along certain arterial streets) and perimeter walls, but owners paint and maintain the side facing their lot and share structural repair costs.
- Party walls & perimeter walls: Party walls between lots must be repaired at the cost of the owner who causes damage, or shared if damage is from ordinary wear. The association maintains party walls between lots and common areas, but owners paint and maintain the side facing their lot. Perimeter 'Side Lot Walls' along specified roads are maintained by the association, with owners responsible for their side's painting and half of structural repairs.
- Signs: No visible signs are allowed except: signs required by legal proceedings, up to two identification signs (max 72 sq. in. each), and other signs (including 'for sale' signs) conforming to county/city rules and approved by the Architectural Committee. 'For Lease' or 'For Rent' signs are prohibited.
