What Buckeye Park's governing documents say
Buckeye Park is a standard single-family home HOA in Buckeye, AZ. Own your lot and house; the association maintains common areas. These rules apply to all owners, residents, and guests.
- Land use & permitted uses: All lots are for single-family residential use only. No business or non-residential use. Each lot may have one single-family home with a 2-car garage, minimum 1,000 sq ft livable space. Leasing to a single family is allowed, but no further subdivision or conversion to condos.
- Architectural review: Any exterior change (building, fence, paint, landscaping, solar panels, antennas, etc.) requires prior written approval from the Architectural Committee. The committee has 60 days to respond; after that, approval is deemed granted. Use of lifetime roofing material (tile, slate, cement) is required on steep roofs; asphalt shingles and metal are prohibited.
- Parking & vehicles: No boats, RVs, trailers, campers, trucks, or inoperable vehicles may be kept on a lot if visible from neighboring property for more than 24 consecutive hours (or 48 hours total in 7 days). Parking on common areas is prohibited without board approval. Garages must be used for parking and storage only.
- Animals & pets: Up to two dogs, two cats, and other small pets primarily kept indoors are allowed. Pets must be kept within fenced areas or otherwise controlled, and not boarded or bred commercially. The board may adopt additional pet rules.
- Assessments & fees: Annual assessments start at $360 per lot (exempt for developer). Board may increase up to 25% per year without a vote; higher increases require two-thirds owner vote. A transfer fee of $80 is due when a lot is sold (not from developer). Late fees of $10/month and 12% interest apply.
- Leasing & rentals: Leasing is permitted only to a single family as a whole lot (no partial leasing). All other HOA rules apply to tenants. No explicit minimum lease term stated, but leasing is subject to all restrictions.
- Signs & antennas: No signs visible from neighboring property without architectural approval. No outdoor antennas or satellite dishes unless approved by the board and not visible from neighboring property. Utility lines must be underground.
- Maintenance & nuisances: Owners must maintain their lots and homes in good repair, keep lawns trimmed, and not allow nuisances (odors, debris, loud devices). The association may step in after 30 days' notice (or immediately in emergencies) and charge the owner. No clotheslines visible from neighboring property.
