This is a Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Coche Loco, a residential subdivision in Cactus Forest, AZ. It applies to owners of lots 2–5, each at least 2 acres. The rules are binding on all owners and are enforced by the Declarant or any owner through legal action; no homeowners' association or mandatory assessments are created.
- Structures and uses: Only single-family site-built homes in Santa Fe or Territorial style, minimum 1,600 sq ft (excluding porches/garage), with attached 2-car garage (min 475 sq ft) and covered porches/patios (min 300 sq ft). Exterior must be stucco or masonry; no metal, hardboard, or wood siding except sheds ≤150 sq ft. All structures set back at least 30 ft from property lines. No manufactured, mobile, or UBC homes. Storage containers like Mobile Mini not allowed.
- Minimum lot size: At least 2 acres (87,120 sq ft) per residential structure.
- Animal control: No raising or breeding of livestock or poultry except horses (max 4), dogs (max 3), cats (max 3), or other household pets. 4-H animals allowed. Animals must be humanely sheltered; owners must control excessive noise (including barking) and keep yards clean to prevent odors and flies.
- Motor vehicles: Non-operative or disassembled vehicles prohibited. Stored vehicles must be hidden from view in a fully enclosed structure. No repetitive driving on property. Abandoned or inoperable vehicles, campers, boats, or trailers cannot be stored where visible from adjacent properties or roadways.
- Landscaping: Before occupancy, owners must plant at least 6 trees per acre (native species: mesquite, palo verde, acacia, or other native). Each tree must be on a buried drip irrigation system or provided ample water. No more than 25% of natural desert may be cleared. Additional trees/plants allowed.
- Enforcement: The Declarant or any owner may enforce restrictions via legal action after certified mail notice. The losing party in any enforcement lawsuit pays all expenses, including reasonable attorney fees.
