What Govt Lots 9-14's governing documents say
This document imposes conditions and restrictions on Government Lots 5-9 (and part of Lot 6) in Cactus Forest, AZ — a rural subdivision of 10+ acre parcels. Each lot is limited to a single site-built home; manufactured homes, trailers, and temporary living quarters are restricted. These covenants run with the land until 2026 and auto-renew unless 2/3 of area owners vote to terminate.
- Use & building type: Each lot must be at least 10 acres and is limited to a single site-built single-family home with related outbuildings like garages and barns.
- Prohibited dwellings: No mobile homes, modular homes, prefab homes, manufactured homes, travel trailers, or motor homes are allowed permanently. They may be used only as temporary construction quarters for up to 36 months.
- Setback: All structures must be set back at least 50 feet from the lot boundary.
- Business use: No commercial business is allowed on the property, except that a professional person may maintain an office in conjunction with their residence.
- Duration & termination: These covenants are effective until the end of calendar year 2026, and then automatically extend for successive 10-year periods unless owners of two-thirds of the total acreage record a written termination.
