Crescent Moon Condominiums is a condominium community in Cactus Forest, AZ — you own your unit and a shared interest in the common area, which the association maintains and insures. The rules apply to all owners, residents, and their guests.
- Residential use & home businesses: Units are for residential use only. Limited home businesses are allowed if they are not detectable from outside, comply with zoning, involve no customer visits or solicitation, and do not create nuisance.
- Pets: No more than two domestic animals per unit — dogs, cats, or household birds (e.g., parakeets). Dogs and cats must be leashed (max 6 ft) when outside. Failure to pick up pet waste after a warning results in a $50 fine per incident.
- Parking & vehicles: No boats, trailers, RVs, campers, or inoperable vehicles may be parked or stored. No vehicle repairs on the Project except emergencies. All vehicles must be licensed with ADOT. The board may tow violators at owner's expense.
- Common area use & hours: The picnic/barbeque area and swimming pool are open to residents and their accompanied guests from 9:00 AM to 9:00 PM only. Users must clean up and keep noise reasonable.
- Leasing & rentals: Leasing a unit is permitted and is not considered a business. No minimum lease term is stated in this document.
