All lots are subject to covenants, conditions, and restrictions that run with the land, binding owners, occupants, and tenants. The HOA maintains common areas and enforces rules covering residential use, architectural control, parking, pets, leasing, and more.
- Residential use only: Each lot must be used exclusively for single-family residential purposes. No business, professional, religious, or commercial activities are allowed. Garage or yard sales are prohibited without association approval.
- Pets: A maximum of three dogs and/or cats (or a reasonable number of other common household pets) may be kept, but not for commercial breeding. Pets must be kept indoors or in fenced yards and not run loose. Pet structures must not be visible from neighboring property.

- Nuisances & maintenance: No loud noise, odors, or unsightly conditions. Trash containers must be screened and only set out for collection for up to 18 hours. No clotheslines, and no machinery or equipment visible from neighboring property except during construction or maintenance. Owners must maintain lots per declaration.
- Minimum construction standards: All residences must be new construction (no moved buildings) and at least 2,800 square feet of air-conditioned living area. No asbestos shingle roofs, light-reflective roofs, or flat roofs allowed. All improvements must comply with setback requirements and town codes.
