Continental Mountain Estates is a single-family home subdivision in Carefree, AZ, governed by a Homeowners Association (HOA). The HOA enforces a Design Review Committee for architectural control, collects assessments for common expenses, and imposes rules on landscaping, parking, and pets.
- Residential use: Each lot is for single-family use only. No business may be conducted from a residence unless there is no external indication of commercial activity and it complies with zoning.

- Temporary buildings & structures: No temporary buildings, tents, trailers, or unsightly structures may be erected, except contractor offices during active construction. Garages and guest houses cannot be built until the main building is started.
