Pinnacle Peak Ranchos is a single-family home subdivision in Carefree, AZ, governed by a homeowners association (HOA). The rules apply to all lot owners and their guests, and aim to preserve the natural desert setting. This is a full set of covenants, conditions, and restrictions (CC&Rs) for the entire community.
- What you can build & maintain: Each lot is limited to one single-family detached home (minimum 2,400 sq ft ground floor, exclusive of porches and garages), plus a garage for up to 4 vehicles, guest/servant quarters (max 1,000 sq ft), and a barn/stable up to 600 sq ft. Structures must be Spanish, Southwest Indian, Mexican, Arizona territorial, or ranch-style, with earth-tone exteriors. No structure may exceed one story. At least 25% of each lot must remain in its natural desert state.
- Architectural review: Any exterior improvement visible from neighboring property (buildings, fences, landscaping, painting, etc.) requires written approval from a 5-member Architectural Review Committee. Plans are deemed approved if not acted on within 21 days (or 28 if a notice of extra time is given). The committee can withhold approval based on aesthetics, harmony with surroundings, and effect on neighbors' views.
- Animals: No livestock or poultry except up to 4 horses and a reasonable number of ordinary household pets (not bred commercially). Pets must be leashed when outside the owner's lot and may not relieve themselves off the owner's lot.
- Parking & vehicles: No overnight parking on roads or streets. Non-operable vehicles may not be stored for more than 5 days. Off-road vehicles are prohibited unless licensed for public streets and used only on streets and driveways. All motors must have adequate mufflers.
- Assessments: Lots pay a Regular Annual Assessment set by the Board (initial amount voted by members). Supplementary assessments may be levied for capital improvements exceeding $100 times the total number of votes, but require a majority member vote. Assessments are uniform per lot, bear 18% annual interest if late, and become a lien on the property.
- Leasing & rentals: Leasing a lot to a single family is not considered a commercial use. No minimum lease term is stated. All other commercial uses are prohibited unless specifically approved by the Association.
