The Studios at Carefree is a condominium community in Carefree, AZ — you own your individual unit and share ownership of common elements. Each unit must be used primarily for office, reception, meeting, showroom, sales, or display purposes (at least 50%). The association manages common areas and enforces rules.
- Required use (commercial/office): At least 50% of each unit must be used for office, reception, meeting, showroom, sales, display, or similar purposes. This is a commercial/office-use requirement, not residential.
- Leasing & rentals: Leases must be in writing and state that they are subject to the declaration. Owners must notify the association of the lease start and end dates and the names of occupants. There is no minimum lease term specified.
- Parking & vehicles: Commercial vehicles (trucks, RVs, boats, etc.) may only be parked in assigned spaces if the association allows. No overnight parking without association consent. No vehicle repairs except temporary emergencies. Inoperable vehicles may be towed at owner expense.
- Signs & exterior alterations: No signs visible from outside (including 'For Sale' signs) without prior written board approval. Structural alterations require board approval and a licensed engineer's certification that structural integrity is not impaired. Nonstructural alterations visible from outside also require approval.

During the declarant control period, a management fee of $0.20 per sq ft per year applies (capped at $0.50 until year 10, then may increase with CPI). Special assessments over 25% of the annual budget require majority owner vote.
