- Architectural review: Most exterior changes that are 'Visible From Neighboring Property' require prior written approval from the Architectural Review Committee, which has broad discretion over design, harmony, and aesthetics. The committee may charge a review fee and require a compliance deposit.
- Animals: Only common household pets like dogs and cats are allowed; no livestock or exotic animals. Pets must be leashed when off the lot, and the Board can ban breeds it considers dangerous or order removal of nuisance animals. Owners must clean up pet waste immediately.
- Parking & vehicles: Only 'Authorized Vehicles' (passenger vehicles under 7 feet tall) may be parked, and must be kept inside garages. Parking on driveways and streets is prohibited except where law requires otherwise. No trucks, trailers, boats, or RVs are allowed outside garages except for brief daytime loading.
- Leasing & rentals: Leases must be in writing, include a copy of governing documents, and require the tenant to comply with all rules. Owners must notify the association within 10 days with tenant names and contact info. Bed-and-breakfast or boarding house use is prohibited.
- Assessments: Annual assessments are levied per lot; the Association can also levy special and benefited assessments. Unpaid assessments become a lien on the lot, and the Association may suspend common area use for owners more than 15 days delinquent.
- Maintenance: The Association maintains common areas and certain areas on lots designated as 'Areas of Association Responsibility.' Lot owners are responsible for their own lots and improvements, including landscaping and structures, and must keep them in a 'Maintenance Standard' set by the Board.

No nuisances, no clotheslines visible from neighboring property, no outdoor fires without approval, and no antennas or flags without prior written consent (except legally protected flags).
