Casa Bonita is a single-family subdivision in Casa Grande, AZ, governed by recorded deed restrictions (CC&Rs) that apply to all lot owners and residents. These restrictions aim to maintain quality residential living and are enforceable by any owner in court. There is no homeowners' association; enforcement is through individual lawsuits.
- Residential use only: Lots must be used exclusively as private single-family residences. No subdivision of lots into smaller parcels. No business activities are allowed if they require employees, clients, customers, or vendors to come onto the lot (temporary in-home care, medical assistance, home repair, and yard services are acceptable).
- Minimum dwelling and lot size: Each dwelling must have at least 1,600 square feet of ground floor area (excluding open porches, storage, garages, and carports). Lots must be at least 70 feet wide at the building setback line and contain at least 7,000 square feet.
- Parking & vehicles: Vehicles must be kept in garages, carports, or driveways. On-street parking is allowed only when those facilities are full. No motor homes, camping trailers, tractor-trailers, or heavy equipment may be parked in front of premises or on the street except temporarily for deliveries or services. Abandoned or inoperable vehicles may not be stored where visible from other lots or streets.
- Pets and animals: No more than four domestic household pets per lot. Pot-bellied pigs and monkeys are specifically prohibited. No commercial breeding or raising of animals.
- Nuisances, maintenance, and waste: No activity may interfere with the peaceful possession of other properties. No noxious or offensive activities. Landscaping and improvements must not fall into disrepair. Trash and garbage must be kept in sanitary containers, and no dumping of rubbish is allowed.
- Signs, structures, and utilities: Only one professional sign (max 1 sq ft) and one for-sale/rent sign (max 4 sq ft) are allowed. No temporary structures, tents, or camping trailers may be used as residences. Solar panels are allowed only if installed by a professional, obscure from public view, located at the rear, and integrated into the roof design. No oil, gas, or mining operations.
- Enforcement and duration: The CC&Rs run with the land until January 1, 2010, and automatically renew for successive 10-year periods unless a majority of owners vote to change or cancel them. Any lot owner may sue to enforce the restrictions, and the prevailing party is entitled to recover reasonable attorney's fees and costs.
