This document is the Declaration of Restrictions (CC&Rs) for Echeverria Estates, a standard single-family home subdivision in Casa Grande, AZ. It governs what you can build and do on your lot. A separate document adds a groundwater replenishment assessment. There is no homeowners' association mentioned; enforcement is by lot owners.
- Land use & building type: All lots are for residential use, except Lots 6 and 7, which are designated for business offices. Each lot can have one detached single-family dwelling with a wood shingle or tile roof and a minimum double garage. No business, trade, or manufacturing on any other lot.
- Architectural review: Plans and specifications for any building or structure must be approved in writing by the Architectural Control Committee before construction. No previously used building may be moved onto a lot. Committee approval/disapproval deadline is 5 days after submission; failure to respond counts as approval.
- Minimum home size: The living area of the dwelling (excluding porches, garages, carports, and patios) must be at least 1,500 square feet. No prefabricated or temporary structures allowed as residences.

- Nuisances & temporary structures: No noxious or offensive activity, nor anything that may become a nuisance to the neighborhood. Temporary structures, trailers, tents, basements, barns, or outbuildings cannot be used as a residence permanently or temporarily.
- Signs: Only one sign of not more than 5 square feet advertising the property for sale or rent is allowed, unless approved by the Architectural Committee. Builder/developer may erect temporary sale offices and signs for promotion.
- Vehicles & antennas: Abandoned or inoperable vehicles must not be stored in a manner visible from other lots or streets. Antennas (for electricity, telephone, TV, radio) cannot be higher than the highest point of the house; must be removed if underground cable becomes available upon Committee demand.
