The owner cannot discriminate against Section 8 voucher holders. Tenants cannot be evicted without a court proceeding.
- Property maintenance: The owner must maintain the entire property (not just the assisted unit) in accordance with HUD Housing Quality Standards and all local codes. The Arizona Department of Housing will conduct periodic inspections to verify compliance.
- Supportive housing commitment: Under a separate covenant, the owner must operate one unit as supportive housing for homeless persons with serious mental illness for 20 years from initial occupancy. If the use ceases within 10 years, 100% of the grant must be repaid; if after 10 years, repayment is reduced by 10% per year.
- What this document doesn't cover: These documents are not HOA or condominium rules. They do not address pets, parking, architectural changes, noise, or other resident conduct.
