Stephens Farm is a residential subdivision in Casa Grande, AZ, governed by recorded Covenants, Conditions, and Restrictions (CC&Rs). These rules apply to all property owners and run with the land. The community is designed for single-family homes on large lots (minimum 3 acres) and permits agricultural and equestrian uses. There is no homeowners association; enforcement is by neighboring property owners.
- Property use: Allowed uses: residential, farm, agricultural, equestrian, and ranch purposes. Feed lots and hog farms are prohibited. Guest housing and agricultural buildings are permitted.

- Temporary structures: No temporary or mobile homes, tents, shacks, basements, barns, or outbuildings may be used as a residence, either temporarily or permanently.
- Vehicle storage: Disabled, dismantled, inoperable, or unlicensed vehicles may not be stored in exposed areas. Inoperative vehicles being repaired must be kept in an enclosed garage.
- Maintenance of ditches: Each landowner is responsible for maintaining irrigation ditches on or in front of their property, including keeping them watertight and free of debris. Non-compliant owners may face legal action and liability for attorney fees.
