Black Mountain Vista is a single-family home subdivision in Cave Creek, AZ, governed by a 1964 Declaration of Restrictions (CC&Rs) that run with the land. These rules apply to all lot owners in the subdivision and establish basic requirements for homes, uses, and lot maintenance.
- Single-family residential use: Lots are designated for single-family residential use only. One residence per lot, no businesses or outbuildings allowed.
- Minimum size & height: Homes must have at least 1,175 square feet of ground floor area (excluding porches, patios, garages) and be no more than one story tall. Garages or carports must be attached and for no more than two cars.

- Native growth protection: Native plants, including cacti, must not be destroyed or removed except as necessary for building construction and driveway maintenance.
- Subdivision of lots: Lots may not be resubdivided into smaller lots, though small portions may be dedicated for public utilities.
