Loringwood Estates is a single-family home subdivision in Cave Creek, AZ, governed by a homeowners association. This document is an amendment to the original 1953 Declaration of Covenants, Conditions and Restrictions, adding specific rules about property appearance, construction, and use.
- Architectural review: No structure may be built or added until its design, location, and materials are approved in writing by a 3-5 person committee elected by property owners. If the committee fails to approve/disapprove within 30 days of a written request, approval is not required as long as the building is in harmony with existing nearby structures.
- Business use: No building may be used as an apartment, lodging, rooming or boarding house, sanitarium, hotel, club, hospital, store, shop, or for any obvious business purpose.
- Fencing: Fencing must be harmonious with surroundings. Perimeter fencing is discouraged. Chain-link fencing is limited to one-fourth of the lot area and must be at least 40 feet inside property lines. Galvanized fences should be colored to blend in.
- Landscaping & vegetation: Destruction of natural vegetation must be kept to a minimum. Any additional landscaping should be in harmony with the desert.
- Utilities: All utilities must be placed underground from the date of this amendment onward.
- Satellite dishes: Satellite earth stations may not exceed 12 feet above natural grade, must be screened from adjacent property by solid structures or landscaping, may not be roof-mounted, and may only be used for private noncommercial purposes.
- Outdoor lighting: Lighting must comply with Maricopa County standards: low-pressure sodium lights are allowed, mercury vapor lights are not. No light may illuminate neighboring dwellings at more than 1 foot-candle.
- Unsightly materials: Unsightly materials must be kept out of view from outside the boundaries of the lot.
